| The goverment of China is letting is own people suffer and suffer. I cannot see this goverment be worry about it. And do you know why? Because this goverment and all the "politicians" in this country are full of corruption that only worry about how to get more money and not worry about the citizens.
Do you really think China is growing? if so? Why so many chinese leave this country and go to overseas to find something better?
The future of China is so clear. 2 groups living here: rich people and the goverment. The rest.....or just die, or just leave. very sad. |

| I think the government should act by imitating a common way that is used in other countries to curb the problem. Take an example, my home country, Italy.
The government actually buy a certain number of houses in cities (or built them), and lend them at a very low price to persons with low income and/or with family. This actually allow those people to live a decent life, save some cash and maybe being able (after some years of saving...) to buy their own house. Make them live in a decent house, afterall, is a win-win strategy. People are happier, they work harder and take life with optimism.
I know in China state owned enterprises provide already a similar kind of thing with housing, and the house can be owned by the person after retiring, but there are very few large enterprises who can afford this. I think the best way is still for the government to buy house and do it as above. |

| I graduated from a univrsity in beijing last year. Considering the high housing price in beijing, i could not buy a house myself untill ten years later with hard working and very low living standard. So when it came to where to get a job, i choose a little city in northwest china's sichuan province instead of the capital beijing. But, what i did not thought is that i will also can buy a housing here ten years later. It is real that the price here is too much lower than that of beijing, but the income is also too much lower. I can not see my future here. |

| I think housing price could be controlled ,only by reconsidering the true mean of house in term of commodity . In large city the house should more be considered a kind of resource that belong to our nation. WHAT IS THE SALARY OF TWO WAGE-EARNERS AVERAGE YOU REFER TO IN COMPARISON TO THE AVERAGES OF URBAN SALARIED WORKERS. TO ME, THAT IS A FOOLISH AND UNEDUCATED COMMENT SINCE YOU HAVE PROVIDED NO SUBSTANCE TO BACK IT UP. A TWO-WAGE EARNER FAMILY COULD EARN LITTLE WHICH IS THE MAJORITY OF URBAN RESIDENTS I.E. THE AVERAGE FAMILY.
I see supplly and demand as a factor above which people blame but that is also only a minor point. There is a lot of supply, the only problem is that supply is at the higher end of the market. Go to any real-estate store and you'll see 100's of listings. Look across the skyline, new blocks being built everywhere. Supply and demand... right...
Another point:
China's mortgage lending of approximately 6x annual gross income is abnormally high and creates a scenario whereby any significant changes in tax rates on lending could see the majority of mortgage lenders default on payments and actually bring about a major crash in the property market. The Yuan is gaining ground fast on the US Dollar, things change quickly including rates if worries are in sight of the country's economists.
Take the UK for example that has been through several property booms and busts; mortgage lending is approximately 2.5x gross annual income. Much safer through experience but in China it would be almost impossible to create a more stable market like that with 2.5x gross of average paid workers annual salaries and absolutely impossible for those under it because at that more stable rate it would be literally impossible. It would also be difficult for those slightly above average salaries.
Like the Stock Markets in China recently being hit with what many call a correction' because its so overvalued its not even funny, perhaps the housing market is in need to a major 'correction' to bring the value of properties to inline with reality and more manageable levels; manageable for buyers and manageable for the government.
A crash in the property market will happen, or should it be termed as a 'correction'? It probably needs to happen in my estimation for any impact to be felt so people can start affording housing.
The thing is who benefits from overvalued housing markets? Banks / Lenders, Construction Companies and those closely tied with them. Are they really interested in helping out the mass public?
The policies in place are doing little because its only about slowing pricing down; the policies at the drastic end actually need to reverse pricing in many cases. I personally suggest fixed pricing depending on location i.e. inner / outer ring road areas as a person mentions above and harsher punishments for companies operating outside guidelines or bending the rules which I guess many do. Not only pricing for homes for also pricing for land sales at the local level.
Speculator buying has slowed down because the margins are now being squeezed so they can't really be blamed for anything other than what happened before. Construction co's can overprice directly therefore should shoulder the current blame as well as those responsible for overpricing the land sale which is a local level issue. Local level can control and contain but are they doing enough?
A lot of talk, but not many walking the walk.
In my opinion, the only way for something to happen to slow down the market substantially or reverse ridiculously overpriced properties is for a major correction to take place and that means a property crash. 90% of home market value chain have one thing in mind - profit. Profit is important, it's how companies survive, but the issues are far deeper than that. |
